Ari Kalton is S3 Capital’s chief financial officer, overseeing financial reporting, tax, and accounting for its real estate debt funds and implementing the firm’s compliance program. Previously, Ari held roles at DH Property Holdings and PricewaterhouseCoopers.

Betty Valouktzis joined S3 Capital as chief compliance officer in July 2025, working through Optima Partners in an outsourced capacity. Betty provides compliance guidance and has experience in U.S. securities law, regulatory compliance, and corporate governance.

Joshua Crane is a co-founder and principal of Spruce and S3 Capital. At Irongate, he developed Trump International Hotel and Tower at Waikiki Beach Walk.

Matan Kurman heads investments at S3 Capital and oversees its investment strategy. He joined in July 2014 to manage operations and underwriting, after working in acquisitions at Brookwood Financial Partners and serving as an Air Force pilot.

S3 Capital is a national construction and bridge lender. It offers dedicated capital for construction expenses and invests in Tier 1 markets, where properties have historically maintained value.
