Audette sells retrofit-analysis software to commercial real estate asset managers, positioning it against traditional energy audits as the source of the analysis behind their capital plans. It works in three stages: portfolio analysis identifies the assets with the greatest potential to increase asset value; asset-level analysis aligns feasible retrofits with the investment strategy and hold period; capital planning budgets and implements the retrofits before exit.

Each analyzed project carries its project cost, emission savings, and annual cost savings, so owners can compare retrofits on returns. The models run on whatever data the owner already holds, filling gaps with real-world building data and physical building simulations rather than requiring a data-collection project first.
