LeanFM Technologies grew out of Carnegie Mellon University research into whether the data buildings already generate could expose the faults that alarms never catch — simultaneous heating and cooling, stuck economizers, drifting sensors, and schedules that no longer match how a building is used. The company connects read-only to a customer's existing building automation system, installs no new hardware or sensors, and returns a ranked, dollar-valued list of what to fix and why, reviewed by commissioning and controls engineers.

Its OnPoint platform is built on the Prescriptiv fault-detection engine, with the AIR score turning each finding into one explainable, comparable rating and Maple letting facilities teams ask their data questions in plain language. The software has been deployed across museums, universities, K-12, healthcare, and commercial portfolios, with documented savings at The Andy Warhol Museum and within a single school, and it grew with federal SBIR research support.
